Solmaré Stays provides full-service vacation rental management for homeowners in San Luis Obispo County and across California's Central Coast. We handle everything — from listing optimization and dynamic pricing to guest communication, cleaning, and maintenance — so you can earn more while doing less.
We are a small, local property management company based in Pismo Beach, running 12 short-term rentals along the coast — ten in Avila Beach and two in Arroyo Grande wine country. Owners work directly with the team running their property, not a regional account manager at a national brand.

What Owners Say
+22% ADR lift · 4.9-star rating. "Our experience with Solmaré Stays has been exceptional. Their attentive service, transparency, and deep market insight make vacation rental ownership truly hands-off for us. After previously using another local company, the difference is clear — this has been a far superior, easier, and more professional experience in every way."
Chad V., owner — La Casita, Avila Beach
5.0-star rating. "Switching to Solmaré was a game-changer for my property. Unlike my previous manager, the transparency here is unmatched—I finally know exactly how my home is performing and where every dollar goes. There is no 'black box,' just clear communication and significantly higher returns. Hands down the best management team on the Central Coast."

How Much Does Property Management Cost?
Management is priced as a percentage of booking revenue, so the manager only earns when the property does. The exact rate depends on the property, its location, and how much service the owner wants. We provide a revenue projection and proposed terms before any commitment.
Request a Revenue Projection
If you own a short-term rental on the Central Coast and want to know what it could earn under professional management, request a free revenue projection using the form on this page, or call (805) 242-6411. We review your property, comparable local performance, and realistic occupancy for its location and size, then propose terms based on that analysis.
Solmaré Stays is run by Kyle Van Til out of Pismo Beach. We are a small team working the coast ourselves — no call centre, no regional office, no account managers. Between us we handle the guest messages, the turnovers, the inspections and the maintenance calls, and when something goes wrong at nine at night it is one of us who picks up. Owners get a reply within 24 hours, a direct line on (805) 242-6411, and the ability to block their own dates whenever they want.
What we charge
18% of net rental revenue — net, not gross. The fee comes off after lodging taxes, the cleaning fee and any pet fee are taken out, because those are pass-throughs rather than income. Many managers quote a lower headline rate and apply it to the full amount the guest paid, so run both on the same booking before comparing. No onboarding fee, no monthly minimum, and no charge for nights you block for yourself. Terms vary a little with scope and channel mix, and we are happy to structure something that makes sense for your situation.
Already have a short-term rental permit?
Then the hard part is done. Your permit stays in your name and we operate underneath it — channel migration, calendar, crew and tax filings — and most properties are live within about a week. This matters more than it used to: Pismo Beach has issued no new residential short-term rental licence since November 2023 and Paso Robles non-hosted permits are at capacity, so in several SLO County markets an existing permit is the whole ballgame. See where permits are still available.
Built for high-end homes
We specialise in design-led, higher-end properties and run them like it: professional photography, listing copy written for the house rather than a template, dynamic nightly pricing, strict guest screening, hotel-grade linens, and an in-person inspection between every single stay.
Guests also get a concierge. We arrange restaurant reservations, winery tastings, private chefs, in-home massage, surf and hiking guides and photographers, and stock the house before arrival. It is a real reason guests come back and book direct — and direct nights carry the least commission for the owner.
We work across all of San Luis Obispo County
Avila Beach, Pismo Beach, Arroyo Grande, San Luis Obispo, Cayucos, Cambria, Morro Bay, Los Osos, Paso Robles, Templeton, Atascadero, Oceano and Nipomo. The permit rules change from one jurisdiction to the next, so tell us the address and we will tell you what applies to it. Permit status by city.
Not looking for a manager? Ask anyway.
We are glad to help even when it does not turn into a partnership — a second opinion on your rates, whether a property pencils before you buy it, or just which jurisdiction governs your address and what it allows. Send the note; there is no expectation of anything after that.
What happens after you send the form
Kyle replies within 24 hours — to you, not from a shared inbox.
We check what your address can actually be permitted for. Rules differ by jurisdiction across San Luis Obispo County, and in some markets new short-term rental permits are not being issued at all — see permit status by city.
You get a revenue projection built from comparable local performance and realistic occupancy for your property's size and location, not a best case.
If it makes sense for both of us, we talk terms. If it does not, we say so.
Frequently asked questions
What does a vacation rental property manager do?
A vacation rental manager handles everything an owner would otherwise do themselves: creating and optimizing listings across Airbnb, Vrbo and Google, setting nightly rates, screening and communicating with guests, coordinating cleaning and linens between stays, inspecting the property, and handling maintenance issues as they come up.
How much does vacation rental management cost in Avila Beach?
Solmaré Stays charges 18% of net rental revenue. Net, not gross: the fee comes off after lodging taxes, the cleaning fee and any pet fee are taken out, because those are pass-throughs rather than income. Many managers quote a lower headline rate and apply it to the full amount the guest paid, so it is worth running both on the same booking before comparing. There is no onboarding fee, no monthly minimum, and no charge for owner-blocked nights. Terms vary a little with scope and channel mix, and everything is put in writing before any commitment.
I already have a short-term rental permit. How hard is it to switch managers?
Easier than most owners expect, and it is the most common way owners join Solmaré. The permit stays in the owner's name and Solmaré operates underneath it, handling the channel migration, calendar, cleaning crew and tax filings. Most properties are live within about a week. This matters more than it used to: Pismo Beach has issued no new residential short-term rental licence since November 2023 and Paso Robles non-hosted permits are at capacity, so in several San Luis Obispo County markets an existing permit is the only way to operate at all.
Which areas of San Luis Obispo County does Solmaré Stays manage?
All of it. Solmaré Stays is based in Pismo Beach and works with owners across San Luis Obispo County, including Pismo Beach, Shell Beach, Arroyo Grande, Grover Beach, Oceano, Nipomo, San Luis Obispo, Los Osos, Morro Bay, Cayucos, Cambria, Atascadero, Templeton and Paso Robles. Short-term rental permit rules differ by jurisdiction, so the first step is usually confirming which one governs a specific address.
Do you offer concierge services for guests?
Yes. Solmaré arranges restaurant reservations, winery tastings, private chefs, in-home massage, surf and hiking guides and photographers, and stocks the home before arrival. Solmaré does not arrange transportation; guests are pointed to local operators and book that themselves. The concierge is part of why guests return and book direct, which is the channel that carries the lowest commission for owners.
Will you help if I am not looking to hire a manager?
Yes. Solmaré works with owners across San Luis Obispo County and is happy to answer questions with no expectation of a partnership — a second opinion on nightly rates, whether a property pencils before you buy it, or simply which jurisdiction governs a given address and what it permits. Call (805) 242-6411 or send a note through the site.
How does Solmaré Stays set nightly rates?
Rates are dynamic rather than fixed. Solmaré uses PriceLabs alongside local market data and live booking pace to adjust pricing by season, day of week, remaining lead time, and local demand events. Rates are reviewed continuously rather than set once per season.
Is Solmaré Stays local to Avila Beach?
Yes. Solmaré Stays is based in Pismo Beach, about ten minutes down the coast, and ten of its twelve homes are in Avila Beach itself. Every property is within roughly 20 miles of the team, which is what makes same-day response to guest and maintenance issues, in-person inspection between every stay, and direct owner access possible rather than a regional account manager.
How do I get a revenue estimate for my property?
Request a revenue projection at solmarestays.com/contact or call (805) 242-6411. Solmaré reviews the property, comparable local performance, and realistic occupancy for its location and size, then proposes terms based on that analysis.
