Permit availability is not the same across San Luis Obispo County, and it decides whether owning a short-term rental here is even possible. Pismo Beach has issued no new residential licence since 7 November 2023. Paso Robles non-hosted permits are at capacity. The unincorporated county — Avila Beach, Cayucos, Cambria — is still open.

Avila Beach to Cambria, Paso Robles to Nipomo. We specialise in design-led, higher-end homes and run a guest concierge alongside the management — restaurant reservations, winery tastings, private chefs, in-home massage and local guides — which is a real part of why guests come back and book direct.
That is the hard part done. Your permit stays in your name and we operate underneath it — channel migration, calendar, crew and tax filings — with most properties live within about a week. In the frozen markets an existing permit is the only way to operate at all.
Ask anyway. We would rather this area be run well than run by us — a second opinion on your rates, whether a property pencils before you buy, or simply which jurisdiction governs your address. No expectation of anything after.
City limits and unincorporated county lines do not follow mailing addresses — a property addressed as Arroyo Grande or Paso Robles is often permitted by the County instead. See how our management works (fee: 18% of net) or read the SLO County short-term rental guide.
