Vacation Rental Management in Pismo Beach

Permits: No new permits

Regulated by City of Pismo Beach. Pismo Beach has not issued a new residential short-term rental licence since 7 November 2023. Only properties already licensed on that date can renew. Two further rules matter if you own here: the licence must be registered by the property owner and not by a management company, and short-term rentals are permitted only at single-family properties that are the owner’s primary residence.

Lodging tax: 13.5%

10% city Transient Occupancy Tax, plus a 2% lodging business improvement district assessment and the 1.5% county Tourism Marketing District assessment.

Worth knowing: a stay of 31 nights or longer is not a short-term rental, so permit caps and freezes do not reach it. We do not take on 31+ night rentals yet — that is licensed activity in California and we will offer it when ours issues. We would still rather you knew the option exists, so ask and we will point you the right way.

If you already hold a Pismo Beach permit

In Pismo Beach an existing permit is genuinely valuable — it cannot currently be replaced, so the job is running it well and never missing a renewal. Your permit stays in your name either way. How switching works.

Where we stand in Pismo Beach

We cannot get you a new Pismo Beach licence, and neither can anyone else — but if you already hold one, this is exactly the conversation we want. The licence stays in your name and we run the operation underneath it. Buying here? Check what actually transfers before you close, and talk to us first.
