Vacation Rental Management in Oceano

Permits: Accepting new permits

Regulated by San Luis Obispo County (unincorporated). Oceano is unincorporated and sits in the County’s non-coastal zone, so the route is an Inland Vacation Rental Clearance plus a business licence and a Transient Occupancy Tax certificate. One restriction rules out a lot of properties here and is worth checking before you plan anything: a vacation rental is not permitted in an accessory dwelling unit, a guesthouse, or agricultural worker housing. If the space you had in mind is an ADU, the answer is no regardless of anything else.

Lodging tax: 10.5%–12.5%

9% county Transient Occupancy Tax plus 1.5% Tourism Marketing District, and a further 2% Tourism Business Improvement District in some areas.

Where we stand in Oceano

Seven minutes from us and genuinely open, which makes Oceano one of the more interesting south-county markets — dunes access, lower entry prices than Pismo, and county permitting rather than a city freeze.
