Vacation Rental Management in Atascadero

Permits: Rules being written

Regulated by City of Atascadero. Atascadero allows legally permitted residences, or rooms within them, to be rented for stays under 30 days, and the current route is a Home Occupation Business Licence from the city, submitted with a site plan and a signed Home Occupation Conditions form. The city does not yet have a dedicated short-term rental ordinance; council has directed staff to draft one centred on primary-residence permits, so the rules here are actively changing.

Lodging tax: Confirm with city

Confirm the current Atascadero Transient Occupancy Tax rate and any district assessment with the city before quoting a guest-facing total.

Worth knowing: a stay of 31 nights or longer is not a short-term rental, so permit caps and freezes do not reach it. We do not take on 31+ night rentals yet — that is licensed activity in California and we will offer it when ours issues. We would still rather you knew the option exists, so ask and we will point you the right way.

If you already hold a Atascadero permit

In Atascadero an existing permit is genuinely valuable — it cannot currently be replaced, so the job is running it well and never missing a renewal. Your permit stays in your name either way. How switching works.

Where we stand in Atascadero

Atascadero is the one market in the county where the rules are being written right now. We are glad to work with owners here — the honest advice is not to build a plan that only works under today’s looser regime, and we will help you think that through.
