Regulated by San Luis Obispo County (unincorporated). Nipomo is unincorporated and in the County’s non-coastal zone, so an Inland Vacation Rental Clearance, a business licence and a Transient Occupancy Tax certificate are what is required. The restriction that catches people out here: a vacation rental cannot be an accessory dwelling unit, a guesthouse, or agricultural worker housing — which on the larger rural parcels around Nipomo is often exactly the building an owner had in mind. If your parcel is under a Williamson Act contract there is a separate clearance for that as well.
9% county Transient Occupancy Tax plus 1.5% Tourism Marketing District, and a further 2% Tourism Business Improvement District in some areas.
New permits are available in Nipomo, so you can start from scratch here — but if you already hold one, switching is the faster route. Your permit stays in your name either way. How switching works.
Larger lots and more land than the beach towns, and open for new permits. The ADU rule is the first thing to check on a rural Nipomo parcel, and we will check it with you before talking numbers.
